CHARMING RIVERSIDE MILL PROPERTY FOR FAMILY HOME + ARTIST’S STUDIO + LITTLE MILL + DELIGHTFUL SUMMER KITCHEN + LAND OF 5,570m² (1.4 ACRES): unique and characterful, this lovely mill property is located just minutes away from Sauveterre-de-Béarn, halfway between the mountains and the sea...

NB: the mill benefits from a "droit d'eau" (water rights), which gives you the right to generate electricity using the river flow.

Built in the 17th century, this super mill property is bursting with character, history and cachet! It has been lovingly restored and renovated by the existing owners since they purchased it in 2001 and it is now completely ready for the new owners to move into!

The main house of 108m² has a bedroom and shower room on the ground – and more living space could be created in the adjoining garage/storage room (22m²), which also has a mezzanine level, and in the detached mill building.

The approach to the property is along a country lane, which continues on to just one other property. There are two areas for parking next to the property – one next to the mill, the other beyond the summer kitchen. Steps from the road lead down to a paved terrace which faces east and south, so perfect for sunny breakfasts in the morning!
The front door of the main house opens into delightful cottage-style kitchen/dining room with a fireplace which has an insert.
To the right of the kitchen/dining room is a bedroom, which could be used as a sitting room, if preferred. Also on the ground floor is a shower room, a separate WC and access to small storage room next to the garage, which also has a mezzanine level.
It may be possible to transform the garage and mezzanine into more living accommodation.

An ancient wooden staircase to the right of the kitchen/dining room leads up to the first and second floors.
On the first floor there are two bedrooms - a large bedroom and a smaller bedroom, which is currently being used as an office.
On the second floor is a lovely open-plan sitting room/music room, but it would be perfect for a bedroom, a games room, a home cinema...

Next to the paved dining terrace outside is a super artist’s studio - and beyond that is the small, detached mill building which used to house the mill machinery. This building could be transformed into a luxurious bedroom suite for welcoming Bed and Breakfast guests, or it could be used as an office, a consulting room, a gym, a teenager’s private studio...

The river flows behind the mill, but a small stream still passes beneath it in order to turn a metal waterwheel, which is still in place (but without its mechanism).
NB: the mill benefits from a "droit d'eau" (water rights), which gives you the right to generate electricity using the river flow.

A path between the artist’s studio and the mill leads down to decked walkways between the river and the stream and a onto a gravel terrace, where you can sunbathe or enjoy an evening aperitif accompanied by the sound of trickling water!

Opposite the house is a fabulous summer kitchen and covered terrace area. Created from a former barn, it is great place for long lazy lunches in the shade and romantic suppers gazing at the stars! The summer kitchen includes a built-in barbecue, a cooker, a dishwasher, a sink... an excellent facility for your B&B guests, as well!

The property is close to the Béarnaise riverside town of Sauveterre-de-Béarn, which is halfway between the lively cities of Bayonne and Pau. If you fancy a day skiing in the Pyrénées, several ski resorts are about 70 minutes away to the south - or if a day on the beach in Biarritz or St-Jean-de-Luz is more your style, the Atlantic coastal resorts are 50 minutes away to the west. The Basque Country and St-Jean-Pied-de-Port are also nearby.

With three bedrooms in the main house and the potential to create an additional one in the adjoining garage/outbuilding, along with a bedroom in the mill building, you will have plenty of room to accommodate your friends and family – or perhaps your teenage child might like to use the mill building as a private studio bedroom!
